Loft 5

Loft 5 is a 5 story mid-rise community located just off Las Vegas Blvd. at Pebble Road, in the heart of the booming South Strip. Built in 2006, the 8 buildings house 272 loft-style units. Loft 5 combines the evolution of modern architecture with the ultimate amenities. This luxury community matches minimalist design with maximum lifestyle.

In fall 2009 Northcap began overseeing the construction enhancements, rebranding, marketing and lease-up of this asset. Currently, Northcap maintains the marketing and property management for the property.

The Ogden

This 21 story luxury condo was built in 2007 as Streamline Tower. Under Northcap’s direction, the 275-unit condo project was rebranded The Ogden. The Ogden is located just a block north of Fremont and Las Vegas Blvd. in the heart of Downtown’s Entertainment District. The Ogden provides front row seats to Downtown’s revitalization and offers a live, work and play environment. Palms Place maintains a Four Diamond rating and is part of the Palms Hotel and Casino Resort. The Modern is a unique mid-rise community of courtyards, common areas and interconnected pathways located in the southwest, just on the outskirts of Summerlin. This 83-unit community provides a unique level of sophistication to the Westside of Las Vegas. Northcap acquired this asset from another sales and marketing firm in January 2013. Northcap repositioned the project as a “for lease” product until the market corrects itself to be sold to end users. Las Vegas Metropolitan Police Headquarters

Developed with one of the great Las Vegas Developers, Mark L. Fine & Associates. The Las Vegas Metropolitan Police Department’s new headquarters, which was occupied in July 2011. The 390,000 sf project included two four-story buildings and one five-story building with 2,185 parking spaces, most found in a five-level parking garage. This was built for approximately 1,400 Las Vegas Metropolitan Police Department employees.

Bayshore Club

Bayshore Club, is a 144-unit apartment complex built in 1989 and located in the heart of Las Vegas at 4975 South Duneville Street. The property has twelve three-story multifamily buildings, one two-story office/clubhouse, covered and uncovered parking, a swimming pool/Jacuzzi, and landscaped areas. From the property, residents can be on the Strip within 10 minutes from Tropicana Avenue.

Summerhill Villas is a garden-style apartment community located in the fast-growing northwest submarket. This 440-unit property is situated near major employment hubs and also enjoys convenient access to the entire Las Vegas Valley including the world famous Strip. Canyon Pointe is a 670 unit garden-style community that was built in four phases between 1981 and 1990 and is located at on Harmon Road and just off Boulder Highway. Copper Hills is a 272-unit property built in 1989 and located at off Whitney Ranch Drive in Henderson. The Spanish Oaks is a 216-unit apartment community built in 1976. The property is located near historic Las Vegas off of Valley View Boulevard and Sahara Avenue, just minutes from the Strip and major employers. Spanish Oaks offers one- and two-bedroom floor plans. Interior amenities include ceiling fans, extra-large closets and designer kitchens that are each supplied with a microwave, garbage disposal, dishwasher, stove and refrigerator. Town Villas is a 92-unit single family development built in 2007. It is a gated community that includes great walking paths and community parks. The development offers three different floor plans ranging from 1,295 SF to 1,698 SF. The residences include granite countertops, stainless steel appliances, washers and dryers, landscaped courtyards with patios and two car garages. Since 2012 Northcap has been working with the owner of this project on leasing units to help stabilize the property and maintain value as a for sale neighborhood again.

Rebel Place

Rebel Place Apartments is a 156-unit student housing apartment project built in 1975. The garden-style apartment is located minutes from University Nevada, Las Vegas. Rebel Place Apartments is a project that is leased by the bedroom similar to an on campus dorm. As of December 2012, Northcap has been assisting the current property management company with marketing efforts to facilitate in achieving stabilized occupancy. Allure

Built in 2007, Allure is a high-rise that extends 41 stories high, includes 427 units and is located near the Las Vegas Strip. Amenities include a resort-style pool, community room, business center, 24-hour security, a concierge, and the property is located steps away from all The Strip excitement. Northcap launched the sales and marketing of this asset in 2009 selling out the remaining 250 units in two years. 90% of total sales were to cash buyers and averaged $60 PSF higher than the resale market.

Newport Lofts

This luxury tower was built in 2007 and is made up of 168 units rising 24 stories high. Newport Lofts brings luxury, loft-style living to the thriving Downtown Arts District. Each loft features views of the Strip, Downtown or the mountains. Northcap began the sales and marketing of this asset in the summer of 2011 and sold out the remaining 42 units in nine months.

Monterey at Las Vegas Country Club

Monterey was originally built in 1974 as an apartment complex, but then converted to condos. Residents of Monterey can enjoy quiet neighborhoods with lush landscaping still close enough to the bright lights and big city convenience of the Las Vegas Strip. Northcap began the sales and marketing of this asset in the summer of 2011. Monterey posed a challenge for selling due to the competing resale market as well as the HOA restrictions on leasing units. Still, Northcap was able to sell the remaining 84 units.

Towne Terrace

Towne Terrace is located near the heart of Las Vegas, just southwest of the “Fremont Experience”. Towne Terrace was built in 1983 and houses 50 units. The garden-style apartment is unique to the newly revitalized Downtown in that it offers a reasonably priced living while still in close proximity to the flourishing Downtown. A principal in Northcap had an ownership interest in Towne Terrace, and the company oversaw the management company prior to the sale of the project in May 2012.

The Montage

The Montage is a redevelopment in Downtown Reno. It is the largest vertical residence in the city. Home to the former Golden Phoenix Hotel and Casino, the building was completely dismantled in 2007, leaving only its steel framework, concrete ceiling and floors as a base for the new Montage. The Montage offers a complete way of life in the modern community unlike anything else you will find in downtown Reno.
